Lover meets player—by the bestselling author of the Miles High Club series.

It started with a list.

Tired of meeting nightmares, I decided to study the dos and don’ts of dating.

And who better to help me with my master list than the king of red flags himself?

Blake Grayson—neighbor, friend, mischief maker, and player extraordinaire.

He knows how to spot a playboy from a mile away. He is the prime example, after all.

So when he offers to help me avoid Mr. Wrong by sharing what to look for, I have no choice but to take him up on it.

We start a game.

He will become my wingman, and I’ll become his.

He coaches me through my singledom, while I go on his journey of play.

We double-date, eat ice cream at midnight, and laugh.

Boy, do we laugh…

But while I watch every woman he meets fall madly in love with him, I stumble across a major I know exactly why they fall.

Because I can feel it too.

His charm is intoxicating, and damn it, the man is addictive as drugs.

But it’s not happening. I won’t let it.

I’m not that gullible young girl anymore.

Blake will never settle down, and I know in my heart he’s not the man for me.

I have one go at this second chance of happiness, and I am not going to mess it up.

This time, I play by my rules.

Even if he won’t.

2 stars.

Rebecca was annoying. Soooo annoying! She was so wishy-washy and had no confidence in herself or her relationship with her supposed best friend, Blake. She lets her insecurities get in the way and she breaks his heart. All this while she still isn’t legally divorced. I like messy but this was just stupid. And in the end, I just didn’t care enough about whether she got her HEA or not.

But don’t worry because Blake is the typical TL Swan fuckboy who, after said breakup, moves away and starts seeing another woman. (We won’t mention the women before they get together because they’re apparently irrelevant). Even after Rebecca chases him down and tries to make things right with him, he just uses Rebecca for sex and then sends her back home so he can make a go of it with his new girlfriend. Two weeks later (after probably screwing the new girlfriend because past behaviour dictates he did even if it wasn’t mentioned), he heads back to Rebecca and she immediately takes him back. No questions asked. No STD check.

I mean, seriously?? 🙄

In no universe will a girly grovel for a stinky ass trashy man ridden with crabs and has a decomposing dick, no matter how bitchy or annoying or frustrating a girly is.
No matter if a girly is a loser in steroids, a girly does not grovel.

I don’t make the rules, it’s just the law of romance.

Adding to that, that the d!ck of this man is falling off from excessive use that I am 100% sure he must have contracted some ancient disease that the civilization haven’t got a cure of. If he’s not having sex with the FMC, then he’s having sex with someone who has a vagina.
Case in fact, he has no trouble acquiring a girlfriend after they broke up.

So the MMC was f-cking someone while the FMC is having therapy and groveling and just being a pathetic loser. Mmmmm great romance, touching love story, it made me puke, it made me hate my gender.

Maybe this author ain’t for me.

I honestly wasn't going to write a review. But I feel like my one-star review deserves an explanation. I really told myself after The Bonus that would be the last book I would pick up of hers. Because at this point... WHAT THE HECK! And as someone who LOVED her books, it's been hard for me just to not want to pick up every release she drops.

BUT dangit.

This book made me rage. For several reasons.

I will start by saying the female main character wasn't my cup of tea from the start of this book! BUT the male main character, Blake, I loved him! The way he warred with the fact that he had been in love with her from the start! 🫠 Then their friendship was flirty and HILARIOUS!

Rebecca annoyed me, but she was hilarious. Some of the comebacks she said to Blake and about Blake were so funny!

All that to say I thought I was really going to like this book! Even with the parts that annoyed me in the first 80%!

Then right at 80% it became a dumpster fire. It all blew up in flames.

The 3rd act breakup was painfully done. And rushed! I immediately lost respect for my favorite character in this book!

Rebecca came off desperate. And Blake became a spoiled little brat!

I thought maybe he would redeem himself some. But it just kept getting worse.

The way he treated the woman he claimed to care for and the things he accused her of all because he was in pain! I'm sorry sir. What about Rebecca and everything she went through? And was handling? He let his hurt cloud his judgment. And it just kept going downhill from there.

My heart broke for Rebecca's character. No woman should ever have to beg for a man the way she did. And if they do he better make it up to her. And Blake didn't.

I felt like the ending was so rushed for a book over 500 pages. We needed more groveling from Blake's character. We needed to see them work through the issues that pulled them apart. It was all just too rushed.

The first 80% of this book was easily 3 stars for me. But the last 20% really ruined it all!

I also couldn't stand the friendships in the last 20%. Rebecca deserved more respect.

And Blake's friend's advice. F that.

And HOW DARE Blake accuse her and be pissed at her after what he did to her. Lie or not. She didn't know that.

This is my honest review. I realize many will have different opinions and that's okay! 👏

UGH I was ready to overlook all the OW before she realized he had feelings or that he was a complete whore while “being so in love with her” until the break up happened and he starts sleeping with OW again!! I can’t. Then he has the audacity to ask her about if she’s been with anyone when she comes back ???

I laughed a lot with this book but I’m so disappointed ☹️ should have known though.

Oh! She’s also only ever been with her cheating ex husband before 🙄

DNFing 🥴 there’s barely any plot line. I cannot comprehend that this is the same author as the Miles High series. Blake was just an ass for no reason? Rebecca was so annoying. The story line just kept jumping around making it so hard to follow. It almost seemed like this was the outline of the book and not the actual finished product:// I’ll probably give the 3rd book a chance but I’m really sad about this one.

DNF 21%. Blake is a jackass to Rebecca. For supposedly being into her he is completely immature and unkind to her.

Dnf at 30%. Is this Ghost Written? There was virtually no story and the writing felt off from the beginning. The Bonus was horrible but it felt like a Tl.Swan book this seems weird. There was no chemistry between the leads whatsoever and no real problems/conflict. She should stop writing the Kingston lane series it’s boring. Also, I’m scared for the next Mr. Prescott, as all her recent ones have been so bad.

I never write reviews but this book made me so angry I have to. I have always loved TL Swan’s books and was excited for this new series with new characters. Finishing this book at 9am ruined the rest of my day because it was so bad.

Where to start with this book…..

1. What does the name of the book even have to do with the story?

2. Blake is the biggest douche canoe of a MMC. He is so selfish to not understand the trauma of Rebecca’s failed marriage and ex husband may have done a number on her? He can be upset that she thought he was cheating on her, but to treat her and act the way he did the remainder of the book?….. hell no.

3. When Rebecca went to NYC after working on herself and Blake treated her the way he did, she should’ve been done then and there. Thinking your “grand” love should cause this much heartbreak and be this much work isn’t a grand love.

I don’t even know if I have words to encompass what a disappointment the last 25% of this book was. I understand the whole third act breakup and then the HEA comes, but these two people should not have ended up together.

I get that Rebecca is annoying and can’t make up her mind but her groveling and just being a pathetic doormat for someone like Blake? Nooooope. The math ain’t mathing.
Blake desperately needs a therapy much more than Rebecca does. Dare I say the author needs it as much for writing this book and me for reading this garbage.

I generally love TL Swan, but this book was horrible. I only finished it as I never DNF any books. I get she is trying to write something different, maybe? But no. This was just garbage. Extremely frustrating to read. You end the book not loving either main character. Please go back to your normal writing!!!

I want to live in Kingston Lane.
The boys and girls of Kingston Lane are becoming my favourite. They have so much character, they are witty, funny and so perfectly real. This book isn't a straight up boy meets girl with a happy ever after. There is so much more to the story with the angst twists and turns that I love. TL Swan knows how to keep you invested.
You actually can't predict how this will end.
Stanton series will always be my favourite (maybe as my first TL Swan experience many many years ago) but I am starting to think the boys from Kingston Lane are not far behind.
Again another great angsty romance read and definitely five stars. You will love both Blake and Rebecca.

3.75⭐️ 2.5🌶️ 4🎧

”And we would have drunk a bottle of red wine and ordered dessert, and then by the end of the tiramisu . . . I would have known that you were the one.”

For about 80% of this book, it was 5 stars for me. It had all the things I love about Tee’s alphahole heroes, and I just love this Kingston Lane crew. Yes there’s soap opera drama and both Blake and Rebecca are ridiculous at times, but then there was also amazing chemistry and romance, it just works. Taming a reformed playboy is one of my favorite tropes. The way they started dating…absolutely swoon-worthy 🫠

But I can’t say I was happy with the third act break and the time apart. They both “moved on” I think to appease the manwhore vs celibate crowd, but I think the end was all too rushed and unfortunately just left me with a sour taste. I have no doubt how much Blake loved Rebecca so I was just a little sad at how quickly he was able to let her go. While Rebecca was definitely at fault for their breakup, I think a year apart was a little excessive, and especially after she visited him in NY, I think that time jump and relationship just solidified my disappointment. 🤷🏻‍♀️ In the end I suppose I was ok at their reconciliation, neither of them were perfect, but I wanted to love this more.

But all that being said, I devoured this and couldn’t put it down and I was an absolute wreck with the angst of their break, so I have to give it credit for that.

Lastly, The comedic relief around Nooky Nights and the guys love of monster smut was a real highlight 🤣 Can’t wait for that storyline to continue in Ant’s story.

Pull my hair out...

I look forward to reading this author, but I genuinely hated, yes hated, this book and everything about it. The FMC makes a dumb decision then acts obviously to the consequences of it. But the MMC is absolutely toxic and villain level bad news, yet the "mutual" friends all support his horrible behavior. I was so irritated that I held on to hope for a redemption ending, but don't hold your breath because it got 1000xs worse and I hated the way it ended. I didn't like a single character or plot point and there was nothing to redeem it either. This is enough to turn me off from this author, I will be unfollowing and not bothering in the future.

After waiting a whole year for this book, I’m genuinely disappointed. I absolutely loved the previous one, but this follow-up? What a letdown.

From the start, it was clear the story was heading downhill. And like can we for once stop sexualising every character the moment they're introduced to each other? JFC I was feeling disgusted the entire time. It was impossible to engage with the plot because let’s be honest, there wasn’t one. The mmc (Blake) seems to exist solely to sleep with every woman he lays eyes upon, which shockingly, even happens while the fmc (Rebecca) is literally groveling to him. I'm surprised he hasn't gotten any std atp. Seriously, what was the point of that?

Also, Rebecca honey, just because Blake is a doctor and good in bed doesn’t mean he’s good for you! I wanted more for her but instead we get this endless cycle of toxic behavior and zero character development. I’m not sure why the author thought making the mc a walking red flag would make him appealing.

And for the record, this book gets one star not because I dnf'd it, but because I hated it so much that it actually deserves a single star from me. Honestly, reading this was a struggle. This book was such a disappointment especially after loving the first one. It’s frustrating to see an exciting series take a turn like this.

As of now I give this book 3.25 stars. I’m not sure how I feel, and I need to truly process it.

Spoilers ahead ….

I thought both Blake and Rebecca were EXTREMELY toxic for each other. The writing was great but the characters were not. I am not sure how I feel about the time jump . I am glad Rebecca sought out help , and she truly got the help she needed . But I didn’t like that Blake didn’t . The ending was super short. He comes back from New York and wants her back , but it didn’t show his character development. Like can I truly trust that he changed ? I know she messed up but he was just as bad . Especially at the end. There should have been some growth and showing that he actually changed and figured out his ways too.

Overall the writing was fantastic but I wasn’t a fan of the two of them . I think if there were more character development especially with Blake I would rate it higher .

This book made me so mad!

Blake and Rebecca were so adorable in the first book and I was totally ready to read this book. Then during the first part of this book, he was kind of a manwhore. which isn’t a huge deal and it’s kind of normal and a lot of these. But holy hell, Rebecca made me so mad at one point I was like I hate her. Rebecca and Blake deserves so much better than her and was almost like happy when they broke up. But then when she came to our senses, he did her so dirty. it was epic karma but man it was so dirty. I don’t know if I could go back from them then he just shows up like you know a few months later and like just kidding. I love you and it takes like four seconds for them to like have a tickle fight I mean, yeah so many parts of this book were cute but they also really pissed me off.

ok this book made me mad more than i liked it?? i think??? the pacing felt so off to me - like girl the last 10% of the book was all over the place. And not just because I wanted a happily ever after but their "growth" journeys felt so rushed and it was just aggravating not having them on the same page at all like 6 separate times.

Why was he so fucking toxic at the end??? then suddenly he was back and changed his mind? im just mad confused honestly. i loved him the entire book and then i hated him in the span of 3 pages in the last 6% of the book - thats whack. But then it ended happy? But i couldn't even bring myself to enjoy it because i no longer liked him for how he spoke to her. like bro i get you were hurt but not understanding her trauma or where she may be coming from even a YEAR after the incident.... cmon. And then she is telling him she has been healing and going to therapy and he makes some snide ass comments to hurt her even though the rest of the book he was so encouraging and not terrible. It felt like a different character after he got hurt and not in a normal way but like a full 180, new actions not aligning with who we learned he was. AND WHAT MAKES ME SO MAD IS THAT SHE TOOK HIM BACK THE MINUTE HE WAS WILLING EVEN AFTER HE WAS TERRIBLE TO HER WHEN SHE VISITED HIM IN NEW YORK! And why dod he still date the boss? He lied to her but then just HAD to go date this lady that he knew he would end up hurting? that was honestly a dick move. And when he showed back up on her doorstep their banter was way too lighthearted for how they left things. And whats with the guy friends? They act like they hated her, told her it was her fault, stopped being good friends to her - then suddenly they are sticking up for her to blake and out of nowhere tell her he will be back and they are meant to be together?? it was like mental gymnastics dude.

i had to write this out because i am so mad - it really got ruined there at the end. the spice was spicy and i liked the option to get the audiobook and book together on kindle unlimited!? that slayed. and their banter was so good at firssssttttt why didnt we just keep that same character development rolling?

The spell is broken! I enjoyed the first book the series so much, in large part because the h gave as good as she got. She decided that she liked the action from the H and she decided that it was worth wrangling him to eventually get the whole package rather than just his package. was there betraying body syndrome? No, because she liked what he was offering and pretty much was always interested.

This book, however, falls into the trap that a lot of this authors books do. Specifically, the H is a manho who has fallen in love with the naïve, nearly virginal h whose self-esteem and trust have taken a battering because of her flagrantly unfaithful ex-husband. While their courtship waxes and wanes, she dates losers and he hooks up with beautiful women, including one case of gross lasslighting (pretending that he is involved with another woman) where he is never exposed. I have a particular hatred for this one because the female part of that conspiracy told the h that she was a children’s cancer nurse, when in reality she was a data analyst. That particular fraud, even in a book of fiction, would bring on terrible karma, and justifiably so.

When they break up in the third act, he dates another woman who is much more “his style, “ and when he comes back she has to grovel to him and apologize because even though he was all patience when he was being her “best friend “while she was getting over the betrayal from her husband, the second she started dating the H, he was outraged that she would still show signs of trust issues related to him, the town bike. She even proposes to him! The author attempts to soften this by having him have an engagement ring he was ready to give her.

So, the sophomore slump definitely hit for this book. However, I enjoyed the first manho cul-de-sac book so much that I will definitely be back for the third. That h appears to have much more of a backbone than the one in this book.

I devour everything T.L. Swan and will continue to do so, but this just was not IIIITTTTT. Very thin on plot and what plot there was was weirdly brushed over or abandoned? I knew Rebecca was probably who he hooked up with when they were all drunk - but why was it such a fixture in the book just for her to be like "oh yeah, that was me, I remembered a few weeks ago".... okay? The mystery about Nooky was another large part of the book, but it was all clearly a set up for a future book. The time jumps? The low spice? Skip.

A fuckboy and a baggage-ridden narcissist get together and have really bland sex. Throw in some refusal to communicate and kink shaming, then you have this book.

While there is technically a HEA, they get back together just because it’s the last chapter.

What kind of doctor can take off six weeks for a honeymoon?!?!

I’d rather read the book within the book about the two dicked alien and the fisting frenzy.

2.5 rounded up because I love TL Swan

The beginning of the book was fine and when Blake and Rebecca were together, I thought it was great and steamy. Loved the banter between the boys and neighborhood.

I just didn’t enjoy the plot. I didn’t like the last 20% and the ending felt rushed. We got crushed and then got little reward at the end.

Rebecca kind of sucked and they both felt childish for too long.

Not everyone can have the same story, so I appreciate that it was something different. There were just some missed opportunities. The ex-husband! That could have been juicy and just fell flat. Rebecca could have had an actual good guy trying to date her in the beginning- again juicy potential but instead she got weirdos.
Instead we just got some subpar conflicts between them and a mediocre ending.

I also wanted more wins for Rebecca. She got a shit husband, shitty dates, a shitty proposal/breakup and then some therapy. Have her date some hottie while they were broken up or something. Why did Blake get the hot dr?

So My new rule about books is: If the title of the book is My Rules then the story has to have some sort of rules or atleast a conversation about rules or heck I'd take the word rules atleast being somewhere in there. Thank you that is all!

Wow such a Disappointment

I've read all of Tees books and absolutely loved them, but I'm wondering wth happened with this one. It was terrible. A slow burn and it was just gross. Lead H is horrible and a manwhore. This couple didn't do it for me. He wasn't genuine and even after they got together he was able to be with others during a break up.
